Resolved Question: How come I rarely see black people when I come in contact with hundreds of people a month?
The reason I am asking is because a black family from the east coast is looking to renting a house from me and they asked me specifically what black people do in the area, I couldn’t give them an answer because I can’t remember running into a single black person in the last year other than the two black kids my asain neighbors adopted

I live on the coast in North County San Diego, I fly 3-5 times a week, I go to my house in Lake Havasu almost every weekend in the summer time, in the spring and fall I spend my weekends in the So Cal deserts playing with my motorcycles & sand rail, during the winter I go to Mammoth Mountain or Big Bear Lake, when the snow is good, also I used to be in two car clubs and would show my cars frequently all over So Cal yet I can’t remember that last time I saw a black person

So what gives? I just don’t get it, How is it possible that black people make up 14% of the US population yet I have only crossed paths with maybe a half dozen black people in the US over the last few years even though I come in contact with hundreds of new people every month all over the country?
Now that I think of it I have seen more dead bodies in that last ~3 years than I have black people (I watched a guy get hit by a train, I was first on the scene of a car accident that killed 5 people and saw a boat accident that killed 2)

Voting Question: my family were barred from the county where we owned land and paid taxes.Why will noone help us.?
My family owned two propertys in Putnam County Indiana.Judge Robert Lowe of the Putnam County Indiana Superior court didn’t like me from a fight at the college.He barred us from our home and the county.We had my 1 year old mother who is very ill.We had to live in a car for three weeks.We then bought a mobile home in Hendricks County Indiana.The park had some money problems.It was Lake of Lanterns.One of our neighbors there accused me of stealing my own landscaping logs.Lake of Lanterns then accused us of not paying lot rent.Went to court and had the reciepts for every month we were there.Over 6 years.Judge Robert Freeze of the Hendricks County Indiana court still ruled that we had to leave there.Judge Lowe was in communication with Judge Freeze.Judge Freeze ordered our home demolished.So we bought a house.After President O’Bama asked people to refinance there homes we applied for another mortgage.To get that we had to pay a $2300.00 plus judgement to lake of Lanterns to pay for the demolation of the home we were living in.My wife held title to the mobile home.My name is nowhere on the title deed.She gave the home away to satisfy the judgement.The new owner and Lake of Lanterns went to move the mobile home.The frame broke.The new owners left the mobile home in the street.Lake of Lanterns then demol;ished the home.Two months before it had to be out.Today we get our mortgage.After having to pay the judgement.My wife and I are both disabled and on Social security.We need help.Is there an attorney here that will help us?

Resolved Question: How do I convince my parents not to move?
I’m in 8th grade, I have 2 sisters in 7th and 6th grade. We all have amazing lives here on Long Island, New York. We have our friends and our sports. But of course my parents want to move again. In 5th grade, I moved to North Carolina from here, but after 5 months we moved back because we couldn’t sell our house in NY. We moved there for absolutely no reason in the first place, just because they thought it was a little nicer. Now they want to move again, it’s all they talk about and I cry everyday because they won’t stop. They want to move back to where we used to live in North Carolina or a part in Florida. They try to convince me to want to move there by saying “Oh we could live in a beautiful mansion with a huge pool and we could go out to the lake so much more because it’s so much warmer and you would be the IT girl there” and I keep on telling them I don’t care I love it here and I cry even thinking about leaving. I actually am crying as I type this. I tell them I don’t want to leave because of my friends here and how much fun I have and the food and the area. They tell me I would make sooo many friends there, but they don’t understand they aren’t MY friends there, I have fun with MY friends not people in Florida. Plus the reason they want to move is because it’s warmer there and it’s cheaper. My dad has a GREAT job here and we can afford things and we already have a huge pool. My sister is on a competition cheerleading team, my other sister just got into lacrosse, I’m in an all-county chorus that is SO hard to get into, I’m already chosen as the spring track and field captain, my grades are pretty good, I’m in the middle of making my confirmation, my house was just under construction and now it’s gorgeous, I have friends and have so much fun with them. I just don’t know what I would ever do with myself if I had to leave this all.

Conveyancing Solicitors – Their Legal Jargon Explained

Chartered surveyor

A RICS (Royal Institute of Chartered Surveyors) qualified surveyor who is entitled to carry out a survey on a property.

Completion date

The date on which the transaction is completed and the property changes hands. Usually this happens after exchange. More rarely exchange and completion are simultaneous .

Contract

This sets out the terms of the sale between buyer and seller. It is drawn up by the seller’s solicitor and will then be negotiated.

Deposit

Not the same as the deposit you agree to put down with your lender when you take out a mortgage. In the context of conveyancing, the deposit is the amount (typically 5 – 10%) paid by the buyer upon exchange of contracts. Once exchange has taken place the contract becomes legally binding and if the buyer fails to complete they may lose their deposit (unless they signed the contract because they were misled).

Disbursements

This is the fancy terms for “expenses” used by solicitors. Disbursements will include things like search fees and land registry fees. Check that disbursements are included in your quote (most are known in advance) otherwise your bill could be a lot higher than you expect.

Environmental search

This looks at whether the property may be affected by things like flooding, landfill, waste disposal, contaminated land, etc.

Exchange

Once contracts have been signed by both buyer and seller they are exchanged (swapped). Once exchange has taken place the contract is legally binding and if the buyer fails to complete then they may forfeit their deposit (unless they were misled into signing the contract).

Fixtures, fittings and contents form

This sets out what fixtures and fittings are included in the sale, which ones may be included at a specified price and which ones are negotiable. It can either be included in the HIP or sent after an offer has been made. It is prepared by the seller.

Freehold

When the property is sold together with the land on which it is built.

HIP

A HIP or Home Information Pack contains information and search results for the property. HIPs are now compulsory and you are required to have a HIP before you market your property (though some documents can be added within 28 days of putting the property on the market).

Indemnity contribution

Solicitors are required to take out insurance to protect their clients in the event of mistakes or fraud when dealing with their case. Usually this fee is charged to the client.

Land Registry

The Land Registry record who owns what land. When a property changes hands the buyer’s solicitor will make sure that this transfer is recorded at the Land Registry.

Leasehold

A leaseholder owns the property, but not the land on which it stands, which is owned by the freeholder. Once the lease expires ownership of the property reverts back to the leaseholder.

Local authority search

A search of local authority records for things that may affect the property, e.g: whether the road the property stands on is maintained by the council; planning applications affecting the property; planning restrictions; and rights of way.

Check the area covered by the local authority search. If it only covers a limited area you may want to ask for additional enquiries.

Mortgage

The loan to the buyer for the purchase of the property. A mortgaged property cannot be sold until the mortgage is paid off (either at the end of its term or, when selling, by using proceeds from the sale to pay off the remainder).

Mortgage deed

This is a legal charge giving the mortgage lender rights over the property until the mortgage has been repaid.

Mortgage fees

Fees charged (usually to the client) by their solicitors for acting on behalf of their client’s bank or building society.

Mortgage valuation

Before your bank or building society before they will lend on a property they will have a valuation survey dont. This is to make sure that the property is worth at least the amount they are proposing to lend. It is not the same as a property survey carried out by a Chartered Surveyor – see Surveys.

Property information form

A questionnaire to be completed by the seller covering basic information about the property. The seller is legally obliged to answer the questions honestly.

Redemption fee

Banks will often charge a redemption fee for paying off a mortgage early. Sometimes this only applies for a certain number of years after the mortgage is taken out.

Redemption payment

The payment made in order to pay off the outstanding balance of a mortgage.

SDLT

Stamp Duty Land Tax – see Stamp Duty

Stamp duty

Officially known as Stamp Duty Land Tax (SDLT). This is the tax charged when buying a property and is usually paid by the buyer. The amount is based on the value of the property.

Surveys

Not the same as the valuation survey carried out by a lender. A property survey is carried out by a Chartered Surveyor and looks at things like the structure of the building and its value. There are different levels of surveys and their costs vary greatly.

Title deeds

The documents that prove ownership of a property and which set out any rights or obligations affecting the property. If the property is mortgaged then the deeds will be held by the mortgage lender.

Transfer deed

Known also as a TR1 (its official form number) this transfers ownership of the property. It is prepared by the buyer’s solicitor after completion and sent to the Land Registry so the transfer can be recorded.

Water and drainage search

A search of the properties water and drainage supplies. It will check whether these are connected to the main water supply and sewerage system and how the property is billed for these services.

The Remodeled Garage Heater

If you have converted your garage into a workshop or home office, you are sure to need heating of one form or another. This is because most garages are not built to the same standards of insulation as the main domestic building. However, that need not be a problem. You may even have the opposite problem during the summer, as garages often do not have windows, or at least large ones, either.

Ventilation could be another matter that you will have to deal with, but we will come to that later. If you have a plentiful supply of dead wood, you could install a pot-bellied stove, but you will have to vent the flue outside. This is very easily done, since most garage walls are only one brick or block thick. However, if they do not burn correctly, there can be a smell, which you may find disagreeable.

Or you could use a paraffin/kerosene heater. They are cheap to buy and are readily portable. These heaters do not necessarily have to have a flue. They are easy to turn on as many of them employ an electric starter. Some also have a thermostat to control the temperature. They can be dangerous if there are children around as they can be tipped over. However, for most people, the glitch would be the smell given off.

You could use an electric hot air heater. They are quite cheap to buy, are easily portable and do not require a flue, but they can create a very dry atmosphere and are costly to run.

One of the most common choices these days is a gas heater. There are many different types of gas heater, but most run on butane or propane. Most of the models are fairly inexpensive. The main advantage of a gas heater is that they give consistent heat, are fairly cheap to run and are portable. Or at least many of them are.

You could have one built in, but it is scarcely worth it, unless you are using gas that needs to be vented. Propane gas heaters also come with or without thermostatic controls. A propane heater could also double as a patio or deck heater on chilly evenings.

These gas heaters come in two forms: vented and unvented. The unvented models are the portable ones. They use the air from the room and the vented models have a flue that vents straight out of the garage. The slight disadvantage of the unvented model is that you have to keep the room airy at all times.

Therefore, if you choose a portable, unvented propane heater, you must leave a window partly open in order to allow the exchange of air and these heaters can be used as patio or deck heaters during the spring and autumn/fall. However, the vented gas heaters are fixed and have a flue attached, so they cannot be taken outside. Furthermore, if you decide on a vented model, you would be better off getting a professional in to install it for you by the book.

Open Question: Why am i having the pregnacy dreams?
I have had a dream the past two nights. The first one. I’m pregnant and my mom and i go to the hospital. We cant get ahold of my boyfriend but we finally do.
The second one, I’m at a house by a lake or something and i have the baby. The first part of it, im holding the baby feeding it, putting it to sleep ect. Then its day time and im still holding it, still bonding with it ect. through out the day with my boyfriend.

What do these mean because my boyfriend is having simaliar dreams and its really creepy.

I’m not pregnant, and yea i love kids but at 18… it’s not happening.
No offence but, I dont want a god speech, I believe in god but not all aspects, and I am not thinking of another guy? What that has to do with my question,who knows.
