Another Way To Bailout Flunking Federal Institutions!

All real estate investors can expect bad news regarding this 4th quarter of 2009 after Freddie and Fannie requested a $400 billion ceiling in their credit pool.

With this increase in available credit for the federal corporations, the Obama administration simply avoids the embarrassment and humiliation of addressing the failures of these institutions in public media, after all they already received more bailout money than any other corporation due to their close ties with government officials.

There is no better example of what happens when the government tries to manage a market than what has happened to these 2 government corporation and the corresponding performance of the housing market. With home defaults continuing to increase, each federal corporation divulged information regarding the governments insistence they help out the housing market will cost Americans.

Thus, increasing their lines of available credit is the best, and most secretive way, the administration and legislators can bail them out without attracting a lot more public scrutiny.

Now, don’t think that the executive pay guidelines recently installed by the new “Pay” Czar will apply to either of them, given that they received their bailout money well before the pay guidelines were put in place, and they credit increase isn’t considered a bailout.

Without their executives bonuses being reviewed by the Pay Czar, Fanny and Freddie have been given a bit of favor by the government that they were not willing to extend to any other corporation receiving bailout money.

With their $6 million bonuses being backed by the government, the executives for Fanny and Freddie have no incentive to perform better.

With lines of credit allotted to each corporation already increased by over 200% in 2009, a further increase of another 100% being requested will simply be added to the tax payer tab and will require a very long time to pay back, if it ever does get paid back. With a combined total of over 100 billion of our taxpayer dollars already doled out to Fannie and Freddie, the government simply allows more money for them.

Fannie Mae and Freddie Mac finance mortgages by buying them from lenders and selling them to investors. By guaranteeing or owning nearly half of all American home loans, Fannie and Freddie are positioned right in the middle of the housing market failure. Not to mention that their balance sheets still conceal 100’s of billion of dollars of securitizations that are not yet counted.

After being granted the backing of being given added “credit” based on their loses in a quarter, based on the Treasury’s recent flexible financing formula, Fannie and Freddie have no incentive to right themselves. Given President Obama’s efforts to stabilize the housing market and stop the slide in housing prices, even with Fannie and Freddie under conservatorship, they have been touted to promote the failed policies pushed by the government.

Keep in mind that this increase in credit comes at a point where the performance of Freddie and Fannies portfolio continues to decline and President Obama’s plans to slow or stop foreclosure have been fruitless.

Kitchen Remodeling Ideas To Fit Any Budget

When it comes time to update your kitchen, it is sometimes hard to decide on just the features you want. It is even more difficult to find kitchen remodeling ideas that fit within your budget. However, some of the best ideas do not involve extensive renovation, but relatively inexpensive touches that can transform the whole room.

When first considering a kitchen remodeling project, most people quickly think of replacing cabinets. However, that is usually not necessary. Cabinet doors are easily replaced, and a plain, smooth front can be changed to a glass front with only a screwdriver. Finishes can be redone as well, although it is more trouble. But one easy idea can transform cabinets dramatically with minimal cost. First, choose a fabric or wallpaper that has a pattern you like, such as flowers or tapestry. Cover the doors with it, then frame them by adding an oval or scalloped outline. The new look is unique to you, and the difference is amazing.

If you are planning extensive renovations, consider elevating your dishwasher. Raising it just a few inches eliminates the bend and stooping required to load and unload dishes. This is especially beneficial for anyone with lower back problems, but can be appreciated by all.

If new counter tops are in your future, look for those that are molded in one piece. Traditional strips can be a disappointment in little time. The glue can fail, especially if they are in contact with water. And grout and caulking can discolor or flake. Ideally, a counter top that curves up in the back to create its own back-splash and has a rounded lip on the front to keep liquids on the counter, not the floor, is best. In addition, they make cleaning easier, and the continuous flow is more pleasing to the eye.

An inexpensive idea for a back-splash or even one wall of the kitchen is to use tile. Select a pattern that features birds or flowers on a light background. Then arrange them with plain tiles in a coordinated color to create a picture. The entire kitchen will seem brighter.

If new lighting is in your plans, think fluorescent. Recessed lighting eliminates harsh glare and shadows, and fluorescent tubes save energy and outlast bulbs while providing gentle light. New fixtures might also be in order above the sink or over a work island.

Adding pull-outs to lower cabinets can not only save back strain, but also frustration. Things such as cookware are kept safe and organized, especially if you add a rack to hold lids neatly in place. A larger drawer the size of a file folder can be used to hold warranty information and to keep appliance guides easily accessible.

If possible, consider adding a tall cabinet with only an overhead shelf to keep the trash can and brooms and mops out of sight. Insert hooks or clips to hold dust pans and cleaning tools, and use the shelf for cleaning products. This will keep everything safe from infants and pets, as well.

Flooring is often one of the most costly items in a remodeling project. In a kitchen, you will want to consider how long it will last and how easy it will be to clean. But there are other factors to consider as well. Ceramic tiles and most standard vinyls can be cold. If you seldom wear shoes in the kitchen, or have babies just learning to crawl, you might want to select a “warm” linoleum. And when choosing carpet, try to find one that is not only pleasing to the eye but will not highlight stains and spills.

But perhaps the most important of all kitchen remodeling ideas is simply to take all the tips and adapt them for what pleases you. Do not feel the need to have a kitchen that conforms to the ideas of others. Let your imagination run free, and create the kitchen in which you want to spend your time.

If you are looking to improve the value of your home then you may want to remodel your kitchen, if you need a place to start on finding the greatest kitchen remodeling ideas then you should swing by Caroline’s website.

Real estate transactions are subject to several taxes and fees at the time the deal is finalized, or closed. These are termed as “closing costs.” These taxes and fees vary widely based on the city, state and county where the property is located. Though usually less expensive for sellers than buyers, closing costs are often thousands of dollars. It’s important to understand the different fees that are paid by the buyer and the seller. This article focuses on the costs that sellers of property can expect to have deducted from their proceeds when the sale closes.

Here are some of the costs sellers are likely to be responsible for:

1. Real estate commission – A percentage of the sale price paid to the real estate agent, agreed upon when you listed your property with the agent. It is one of the biggest costs that will be deducted from the sales proceeds.

2. Title and lien search – This process ensures that you, the seller, have the right to sell the property. It also finds out if any restrictions or allowances are attached to the land (e.g., an easement for power lines). Finally, it will discover any liens on the property, including mortgages, back taxes, or construction liens.

3. Clearing title defects – If the title search turns up any liens on the property, the seller will need to pay these off to ensure a clear title for the buyer.

There are other charges that may be assessed against the seller or the buyer, or may even be split, depending on what is typical in each state. Following are some of those costs:

1. Document stamps (also called doc stamps) on the deed – This is a state tax exacted from the sale of the property, due at the time the deed is transferred into the name of the buyer. In Miami-Dade County, Florida, for example, it is $0.60 per $100 of the sales price. Thus, doc stamps on the deed for a property being sold for $200,000 in Miami will cost $1200.

2. Document recording fees – Counties usually require a per-page document recording fee for deeds as well. The new deed being recorded for the mortgage is typically charged to the buyer. However, there is a deed that transfers title out of the seller’s name, and this is generally paid by sellers.

3. Preparation of sale documents – These include the deed, bill of sale, no lien affidavit, and 1099 tax form. In some areas, these documents are prepared by an attorney, while in other cases the title company takes care of this process. Either way, there is generally a fee assessed. This fee is usually called an escrow fee when the paperwork is handled by a title company. Paperwork prepared on behalf of the seller is charged to the seller.

4. Prorations of homeowner association fees and property taxes – the seller will need to pay the portion determined for the percentage of the year that they owned the home.

As fees associated with closing the sale of a home are surprisingly varied from state to state and even city to city, talking with a real estate professional about closing costs in your area is prudent. Your real estate agent is required by law to disclose all possible fees to you, so they are an excellent resource for understanding the local regulations that apply for your transaction.

Resolved Question: Would you go out with me?
I can’t get a girlfriend for my life. Here’s what I’m like:

-Age 16
-I stand 6′1, large frame, well robust
-When it comes to looks, I am naturally a true ugly piece of shit. Imagine a 1985 Morten Harked with a devilock and a mustache. I look identical to that.
-I drive a 1973 Volkswagen Beetle, which I restored to factory mint. I also have four other air cooled Volkswagen’s being restored. I funded the whole thing, no subsidization.
-I work like hell. Often in the summers I work 52+ hrs a week, during school I work 20 hrs a week roughly. I make $28 an hour working plus $15 an hour driving plus etc bonuses. It ends up being an easy $1700 paycheck during the summer, sometimes over $2K.
-You go out with me, I reward you with a $300 dinner at Peter Lugar in Brooklyn, NY (100 miles away). That’s how thankful I am that someone has the courage to even talk to me.
-I am an ass for the first couple sentences, but show me respect and I’m the nicest guy going. That came from being harrassed, ridiculed, and mortally embarrassed in school since 1st grade, and is still going on today stronger than ever in 11th. I automatically assume every word to me is going to be some as*hole remark, so it’s hard to get to me. But ahead of that, I am a super super nice guy.
-My sense of humor is huge. You will never detect a single one of my jokes unless you listen. I’m very subtle with them, always making them sound serious, but they are funny as hell.
-I can drive very well. I race every now and then in a highly modified 1987 BMW M6 with 670hp that my brother built. I’ve won three times, never got below 3rd.
-I am a skilled window/door service man (that’s where I make my paycheck)
-I am also a skilled mechanic for classic Italian and German cars
-I highly enjoy long scenic drives. Sometimes I like it so much I keep on going. One day I left for a little afternoon road trip and found myself in Wyoming. I’m from CT.
-I’m rarely happy, simply because I am extremely lonely and have no one to spend time with but a 1968 Volkswagen Bus and a bunch of sash to put in customers’ houses. Needless to say if a girl were to find something in me I will do anything for her.
-I have a house on a beautiful, partially unoccupied lake in the Catskills. I am making payments on it now. It’s in my father’s name because I’m only 16, but I make the payments and pay utilities, and according to him it’s mine.
-I am in a band. We do horror punk, hardcore punk, and grindcore. I sing full time and I play the guitar a lot. I am good at both. I also write most of the songs, which are about torture, death, murder, all the usual horror punk stuff but a little more graphic and disturbing

So what do you think?

Resolved Question: Do you live in or around Gillette, Wyoming? What can you tell me about it?
My husband and I may be moving to Gillette with our 9 month old son. If you are from the area, live there now, or lived there once upon a time, could you share some of your thoughts about it? I really want to get a good feel for it. We are from a city of 60,000 people south of Seattle so I know it is a quite a bit different. Some of the specific things I am wondering about are:

- Are there really more trailer/mobile homes than houses?
- What is the shopping like? What major grocery stores, departments stores, bulk food stores, etc. are nearby?
- I am a stay-at-home mom. Are there a lot of families with young children? Are there many ways to meet and connect with similar families?
- Is it really so hard to find a decent place to rent?
- What is the cost of living like? I’ve done research on this but have heard different things. For example: What does the price of gas happen to be right now? How about milk or other basic groceries? What would a nice 2 bedroom apartment go for?
- I’ve heard that meth is really a problem. Is it true? And is it obvious among the people about town?
- Are the streets/parks/public places clean? Well kept? Landscaped?
- Are there other towns/communities within commuting distance that are worth living in? Perhaps even better to live in?
- Is there a movie theatre or shopping mall? What are other popular forms of entertainment/recreation?
- Is there much crime? What kind?
- Being from the PNW, we love our coffee! Are there many coffee stand/shops around town? I can always buy myself an espresso machine :)
- Are there any lakes/rivers/any kind of bodies of water?
- Would you recommend it as a place to live to a young family?

You certainly don’t have to answer each of these. I would also like to hear anything else you think I should know. Any input I can get is great. Thank you so much!

Whether or not it is upkeep or complete overhauls, all projects need letting folks into your home. How do choose who you permit in?

There are such a lot of unacceptable tradesmen around that they have even started creating documentaries concerning them. Nearly all folks can have a bad tradesman tale, whether or not it’s not turning up for the quotation, leaving the job part done, or doing such a dreadful job that it required redoing. Every one of these are familiar occurrences.

There are steps you’ll be able to take to steer clear of a number of these pitfalls. Here are our best three guidelines for surviving building work.

1. Write down what you would like before you start. You cannot be imprecise regarding building work, you must to outline what you want and how much your budget is. Make sure that you completely discuss your requirements with the builder. Hear their recommendation regarding the viability of your plans, however don’t be bullied into altering what you want without taking enough time to think about your choices.

2. Make certain that you just get the best person for each task. Once you get quotes you need to be sure who will be doing the actual work. Will it be a carpenter for the woodwork, and a plumber the plumbing, or is one person going to do it all? Evaluate the work needed and group it by tradesmen instead of by room. For instance, instead of getting the bathroom done this quarter and the spare bedroom next quarter, assess how much carpentry, painting and decorating, tiling, carpeting and plumbing is required for each of the jobs. Maybe you’d be best investing in a carpenter and plumber currently and the decorative skills next quarter?

3. Don’t be fooled by a cheap all in quotes. There are a number of reasons why costs increase when a job has started. Several of those are justifiable reasons. However, a cheap quote could additionally mean that there had always been an aim to extend the quote later and they were simply misquoting to obtain the business, it may additionally signify that they have not properly assessed the job. Each of these instances would mean that you’ve got the incorrect builder.

London is an especially tough place to search out good tradesmen as a result of of the transient nature of the city. This can be why companies that manage projects are therefore important. The tradesmen may come and go, but these companies will stand by their guarantees and will always have tried and tested tradesmen at hand.

Using a building company will in addition mean that they will guarantee that all the work is covered by the right governing bodies; CORGI for gas, NICEIC for electrical, and several more for different skills.

Finding a first-class builder in London can be like finding your way through a maze. Keep on with established firms and you have got a good chance of achieving what you would like at the same time as minimizing the anxiety.

First National Bank Home Loans: The Right Home Loan for Me?

First National Bank is one of the options you have when taking out a new home loan. The team of qualified professionals is ready and willing to assist in any questions or concerns.

Before you start searching for a home, make sure you have a budget and will stay inside of it. Too many families jump at the thought of an exciting living arrangement, forgetting that it may be require a lot of trouble to afford it.

Study your credit report and do not waste the lender?s time if your credit report is very poor. Lenders want to reward responsible and trustworthy borrowers. Individuals with poor credit reports do not display much responsibility or trust.

Lenders also require a direct deposit and reserves. A direct deposit is made at the beginning of the loan and usually amounts to 8-10% of the total value of the property. Reserves are defined as the first two to three months of loan payment. Reserves must reside in the bank and be used only for loan repayment.

Lenders will require you to document your income and assets, providing paperwork for anywhere from three months to six months. Pull together that paperwork. You don?t want to delay getting approved for a home loan. Ask your home loan provider for details on exactly what paperwork is required to get approved for a home loan.

There are several types of home loans available, including fixed rate and variable rate interest loans. Some loans are more stable, while others provide more flexibility. Loans are available to purchase an existing property, or you could get a loan to build land and build your dream home.

Take the time to research all types available before you decide which loan is right for you. Ask questions, and get your home loan offer in writing. Don?t sign anything you don?t understand, and don?t purchase anything you neither want nor need.

Speak to a qualified home loan provider, such as First National Bank. Address your needs and make sure you are specific on what you want and what you have. The provider can start to get to work from there. Buying a home is intimidating, but an outstanding provider can assist you greatly.
