So You Want To Take Your Company Public?

Raising capital has become quite a chore in this depressing economic state so entrepreneurs are thinking outside the box when it comes to obtaining funds for their start-up corporations or businesses in expansion. This process is also referred to as a Private Placement Memorandum, Private Placement Memo, Offering Memorandum or PPM. Section 8 Notice To Quit – Gaining Your Property

A section 8 notice to quit is different from a section 21 notice though both are used to gain possession of your property. Unlike the section 21 a section 8 notice is used if you want to get your property before the fixed term of rental is up. With a section 21 notice you must wait until the fixed tenancy period is over before you can gain possession of the property.

A section 8 notice is used by the landlord to gain their property before the end of the fixed term period. With this notice you need to provide a reason why you want possession of the property though most people file because they are not receiving rent or the property is being damaged.

Under section 8 for possession there are 17 different grounds in which a landlord can wish to seek possession of the property. The amount of notice required differs depending on the ground.

A few of these grounds include when 8 weeks of rent are overdue if rent is paid weekly or fortnightly, two months rent is due when rent is paid monthly and when 1 quarter rent is due when rent is paid quarterly.

Besides not paying rent some of the other grounds for filing a section 8 notice include providing false information on your tenancy agreement in order to get the property, if the tenant is a nuisance to neighbors or others in the area, if the property or furniture has deteriorated due to the tenant or if any of the terms in the tenancy agreement have been breached.

If you should need to go to court then it is recommended that you state as many grounds as possible as many can be hard to substantiate.

A Section 8 Notice To Quit is also known as a section 8 possession notice. Section 8 Notice is different than a section 21 notice as it is used when the landlord wants to obtain his or her property before the fixed term as ended.

If you have tenants that have a short term tenancy agreement and want to gain possession of the property then you can provide a section 21 notice to quit. In order to use this notice you must have an assured short hold tenancy. The landlord does not need to have any reason to gain possession of the property.

In order to be able to give the tenants this notice the landlord must follow a set of procedures and rules. There are two main subsections to the section 21 notice and which one you follow will depend on if the short term period has come to an end or if the deadline is still in the future. You can still use the section 21 notice if the short term period has changed to a period tenancy.

There are several different subsections of the section 21 notice and contains different procedures depending on whether the fixed term is ended or before the fixed term has ended, or if the fixed term tenancy as become a periodic tenancy.

If the landlord wants to issue a section 21 notice before the fixed term has ended then they will need to provide the tenants with at least two months notice, in writing that details that possession of the property is sought. This two month period starts when the tenant receives the notice not when the notice is posted.

If a fixed term contract was signed then the gaining the property cannot occur until the last day of that fixed term period. If the notice is for a periodic tenancy then the date of possession must be specified and can be on the last day of one of the rental periods. However two month notice is still required no matter if it is a fixed term or periodic tenancy.

The section 21 notice is only for gaining possession and the landlord cannot get repaid for damage to the property of overdue rent. There are other additional forms that must be filled out for these matters. You can find a full list of procedures online.

Point & Figure Trading (Part II)

The second most important variable for a point and figure chart is the reversal threshold. The most common amount of reversal threshold is three boxes or three points. A new column is only added when a reversal in an existing column exceeds the reversal threshold.

The reversal amount in pips is 30 pips if the box size is set at 10 pips and the reversal amount is set at three boxes. So in case of a rising X column, price would need to turn back by at least 30 pips before a new O column would be added.

By only focusing on the pure price action, a point and figure chart reduces the unrelated noise in the price action. These two variables the box size and the reversal threshold make the point and figure chart so effective at representing only the most major market moves disregarding all minor fluctuations known as noise. The significance of these two variables, the box size and the reversal threshold should be clearly understood.

Since point and figure charts outline support and resistance so well, one of the best trading strategies in most common use with the point and figure charts is breakout trading. The point and figure charts are excellent indicators of both trend and support/resistance.

A double top is a potential bearish reversal signal in bar and candlestick charts. Now you must understand that there is a notable distinction between the bar and candlestick charts and the point and figure charts in the interpretation of double and triple tops and bottoms.

However, on the point and figure charts, a double top is a resistance point where traders should be looking for a bullish break to the upside. The same difference holds for the double bottoms as well as triple tops and bottoms.

Point and figure charts also have their own versions of diagonal trend lines which are drawn at 45 degrees. Charts patterns like triangles are prevalent as well. Like the horizontal support and resistances levels on these charts, the main method of trading trendlines and pattern on the point and figure charts is through breakouts.

The point and figure charts focus exclusively on the price action. Price action is the most important aspect of technical trading. Point and figure charts give a very clear view of the market movements.

Point and figure charts had originated in the’th century. It is because of this clarity in viewing and interpreting the price movements that the point and figure charts have withstood the test of time and are still popular with traders today as an increasing relevant analytical tool for forex traders.

Point and figure charts excel at representing clear evidence of such important technical characteristics as trend, support/resistance and breakout without the extraneous elements to clutter the picture.

What makes the point and figure charts so special? Other data that is readily available on the bar and candlestick charts like time, period opens/closes are generally excluded on the point and figure charts. This leaves only the uncluttered purity of price action. Some may characterize point and figure trading as based upon pure price action.

Resolved Question: Can indoor cat find her way home?
We have had Kittlyn for about a year. She’s about 1 in a half and spayed. I just got married in South Lake Tahoe (left June 25) and then honeymooned in the Bahamas. (got back July 2, late night). While we were gone I had my daughters friend (12) watch her because she knows the cat and Kittlyn is skittish with strangers. I brought Kittlyn to her house, set up all of her stuff in her bedroom and spent time with her before leaving. I asked the friend not to let her out.

Well somehow she got out and I’m not sure how long ago, she said 2-3 days. We live 1.29 miles from where she got out. Can she find her way home? I already went to SPCA, checked the papers, put up flyer’s in both neighbor-hoods, posted ads in the classifieds. I will put out her food and bed (basket) and a couple of dirty shirts. I also left her favorite chicken out.(spoiled) I plan to look for her in both places when it gets dark. I am wearing her favorite bell so she can hear it when I am walking. Please help!!

and then we kept going through like different lakes and oceans like be in the bahamas and then be at the grande canyon within seconds and then at the end of the dream there where jelly fish lots of them appeared everywhere and i was getting stung to get through them just a burning feeling because someone was calling my name at the top of the mountain and said we had to go somewhere but i cant remember who that person was or where we were going… there was also a little maze house in my dream like theme park… weird!!!
